You can’t lose with me. I work on a no-cure-no-pay basis: you only pay the fee for lowering your rent once your rent has actually gone down. If it doesn’t work out, the process won’t cost you anything. The only exception is the upfront rent check, which you can also do yourself for free. I’ll explain everything below, with no fine print.
Every process starts with a rent check: it shows whether your rent is too high and whether a reduction is possible. You can do this for free on this site. Just answer a few questions about your home, and you’ll see right away where you stand.
I’ll evaluate your home using a point system and determine whether a rent reduction is feasible. This won’t cost you anything, even if it turns out your rent isn’t too high. Only then does the actual process begin, and here’s how it works: you only pay once your rent has been reduced.
How much you pay after that depends on your business's profits. There are two scenarios, and only one applies at a time.
In that case, my reimbursement will be four times the monthly rent difference.
Here’s an example: if your rent goes down by €380 per month, the reimbursement is 4 × €380 = €1,520, including all fees and 21% VAT. After that, you’ll benefit from the lower rent every month for as long as you live in the home. After four months, your lower rent will have fully offset the reimbursement, and everything after that is pure savings.
You’ll pay this fee once your rent reduction has been finalized. You’ll then receive an invoice with a payment deadline. If you’re unable to pay the full amount at once, please contact me, and we’ll work together to find a suitable solution.
Huurfix will then collect Huurfix amount of overpaid rent, and we’ll split it evenly: 50% is for you, and 50% is my fee. In this case, I won’t charge four times the monthly difference; the split of the recovered amount will serve as my fee.
Here’s an example: if your rent is reduced by €380 per month and I recover €3,800 in overpaid rent, you’ll receive €1,900 and my fee will be €1,900, including all costs and 21% VAT.
The higher the reduction or the amount recovered, the greater the stakes and the more work a case requires. My fee therefore depends on the outcome. At the same time, even the smallest case involves fixed costs and basic work. That is why I charge a minimum fee of €605, including VAT. If the calculated fee is less than that amount, I will charge this minimum.
