This is an example. The home is made up: an apartment in Utrecht, tenancy from 1 June 2026, basic rent € 1,195.00 per month. There is no real tenant and no real address behind it. The figures follow the home valuation system (woningwaarderingsstelsel) and the 2026 tables, on 30 October 2026.
For € 119 (including VAT), J.A.M. (Jan) Louwers LL.M. looks at your tenancy agreement and documents himself, using the rules that apply to your contract. You get a personal written result: how much your rent can go down, what you get back and why. Below is such a result.
Subject: Your personal huurprijscheck is ready
I have looked at your tenancy agreement and documents.
Good news: your rent can go down by € 255 per month, € 3,060 per year.
What happens next: I ask the Huurcommissie to review your rent.
Mind the deadline: for a rent reduction with retroactive effect, your request must be filed by 1 December 2026. After that I can still help you, but without retroactive effect.
What you get back: € 1,276 overpaid rent up to now.
Why: your rent is € 255 a month above the maximum for your home. You did not have to pay that part.
In a procedure, the Huurcommissie always sends an inspector who values your home.
What it costs: in this example € 765. That is a one-off 3 × your monthly rent reduction, including VAT; the amount follows the result I secure for you. You pay afterwards, only once your landlord has agreed to my proposal or the Huurcommissie has ruled that your rent goes down. How long it takes: on average 3 months.
For you: after deducting the € 119, you then pay me € 646.
What happens to your € 119?
The € 119 is for the check. Sign the authorisation within 30 days of your result and it comes off my fee.
Your rent can go down, and I'm happy to help you with that. I arrange everything with your landlord and, where needed, at the Huurcommissie. With the button below you sign the authorisation; everything is already filled in.
[ Sign the authorisation ] (in this example the button does nothing)
After you give the instruction, you have 14 days to change your mind.

If your rent is right, the result says so, with the reason, and the € 119 (including VAT) is the price of your check.
What you get back, the period and why. The tenancy in this example began on 1 June 2026. Within six months of the start date you can ask the Huurcommissie to review the initial rent; here no later than 1 December 2026. If the Huurcommissie lowers the initial rent, the lower rent applies from the first month, including the months during the procedure. On 30 October 2026 that is 5 months, June to October, of € 255.27 too much each: € 1,276.35, rounded down in the result to € 1,276. If your start date is more than six months ago, I can still help you, but without retroactive effect.
The price in this example. My fee is a one-off 3 × the monthly rent reduction, including VAT, here 3 × € 255 = € 765. The € 119 (including VAT) comes off my fee if you go ahead within 30 days of your result.
