Is Huurfix reliable? Who I am, how much it costs, and how to check it for yourself

If you receive a message from Huurfix, or if you see my name mentioned somewhere, it’s natural to wonder if this is legitimate. You don’t have to take my word for it. In this article, I’ll lay out everything you can verify for yourself: who I am, how I work, what it costs, what I do with your information, and what tenants I’ve helped have to say about it.

Who is behind Huurfix?

I’m Jan Louwers LL.M., a legal specialist in rent prices. I studied Dutch law at Maastricht University (bachelor’s and master’s) and then focused on one subject: the points system, officially the housing valuation system (woningwaarderingsstelsel), which determines the maximum rent you can be charged. In January 2025 I founded Huurfix, for tenants across the country.

I’ll handle your case myself, from start to finish: the legal work, communication with your landlord, and, if necessary, the proceedings at the Huurcommissie, including the hearing. There’s no rotating team or call center.

I’m a legal specialist, not a lawyer (advocaat). For a case before the Huurcommissie you don’t need one: you may be represented by an authorised representative. You do this with a written authorisation stating the case in which I may act on your behalf. You sign that authorisation yourself, and only then do I start work for you.

Is Huurfix a real company?

Yes. Huurfix B.V. is registered with the Chamber of Commerce under number 96141476, with the address Lichttoren 32, 5611 BJ Eindhoven. You can look up that number yourself in the Chamber of Commerce’s Commercial Register. My terms and conditions and privacy policy are publicly available on the website.

How much does it cost, and when do you pay?

huurprijscheck , and a consultation with me won’t cost you anything, and there’s no obligation. As for the case itself:

You won’t pay until afterward, once your landlord has agreed to my proposal or the Huurcommissie has granted the rent reduction. You’ll then pay me a one-time fee equal to 3 times the monthly rent reduction, including 21% VAT and all fees. After that, the lower rent is all yours, and I don’t charge anything for any rent you get back. After three months of lower rent, you’ll have recouped your costs.

If your rent goes down by €260 per month, my fee will be 3 × €260 = €780.

The worst-case scenario? That the Huurcommissie doesn't approve the rent reduction. Then everything stays the same, and you won't pay me anything.

So you never have to pay me in advance. All amounts and sample calculations are listed on the pricing page.

Why am I getting a message from Huurfix?

Usually because you took the free “ huurprijscheck ” quiz on huurfix.nl, and the results showed that your rent could be lowered. My message is a follow-up to that: I can arrange the rent reduction for you, and you hardly have to do anything yourself. You take the “ huurprijscheck ” quiz, submit your lease agreement and the letter regarding your last rent increase, and sign the authorization form. I’ll handle the rest with your landlord and, if necessary, with the Huurcommissie.

If you're not interested, just let me know. Then you won't hear from me again.

What do you do with my data?

I will use your information solely to handle your case and will not share it with others, except where necessary for the proceedings, such as with the Huurcommissie. All details regarding this are included in the privacy statement.

What do the tenants I've helped have to say?

Tenants I’ve helped write their own stories afterward. These are their individual cases, not a prediction for your situation: how much your rent can be reduced depends on your home, and the Huurcommissie makes the final decision. You can read all the stories on customer stories.

Will my landlord make a fuss about this?

No, actually not. I handle all communication with your landlord, and if your landlord knows you have legal representation, things will remain professional. Your landlord can’t evict you for this reason. And in the worst-case scenario, your rent will stay the same.

Here's how to check it yourself

  • Read the terms and conditions and the pricing information: what you pay and when is clearly stated in writing.
  • Check to see if you've already completed the " huurprijscheck " yourself. If so, my post is a follow-up to that.
  • Don't draw anything you don't understand. Send me your question via the contact page; I'll reply personally.
